WHAT WE OFFER
Lead - Based Paint
Inspections
✔ XRF Testing for Instant Results – We use advanced X-Ray Fluorescence (XRF) technology, a non-invasive method that detects lead-based paint without damaging surfaces. This allows us to quickly and accurately assess the presence of lead in your property.
✔ Comprehensive, Detailed Reports – We provide a clear, easy-to-understand report outlining our findings, including specific locations of lead-based paint and recommendations for compliance. Our reports are delivered quickly, ensuring you have the documentation needed to meet legal deadlines.
✔ Local Law 31 Compliance – NYC law requires landlords of pre-1960 buildings (or 1960-1978 buildings with known lead hazards) to conduct XRF inspections before August 9, 2025. We ensure you meet these requirements, helping you avoid fines and legal complications.
✔ Flexible & Efficient Scheduling – We understand the urgency of compliance deadlines, which is why we offer prompt service and flexible appointment times to accommodate your needs, whether for a single unit or a large portfolio.
IF LEAD IS FOUND, we guide you on the next steps, including risk assessments, clearance testing, and remediation options.
Clearance Testing & Certification
✔ Visual Inspection – We examine the work area to ensure no visible dust, debris, or paint chips remain.
✔ Lead Dust Sampling – Using specialized techniques, we collect dust wipe samples from floors, windowsills, and other surfaces where lead dust can accumulate.
✔ Laboratory Analysis – All samples are analyzed by an EPA-accredited laboratory to determine if lead levels meet clearance criteria.
✔ Detailed Compliance Report
- If the area passes inspection, we issue an official clearance certificate, verifying that the property is safe for occupancy and in full compliance with local, state, and federal lead safety regulations.
If a property fails clearance, we provide a corrective action plan with guidance on necessary steps for re-cleaning and retesting to achieve compliance.
Lead Risk Assesments
✔ On-Site Evaluation – Our expert assessors conduct a thorough inspection of the property to identify areas where lead-based paint, deteriorating surfaces, or lead-contaminated dust may pose a risk.
✔ Environmental Sampling – We collect dust wipe samples from high-risk areas, including floors, windowsills, and other surfaces where lead dust tends to accumulate. Samples are then analyzed by an EPA-accredited laboratory to determine lead concentrations.
✔ Soil and Water Testing (If Necessary) – In some cases, we may collect soil and water samples to assess potential contamination from exterior lead-based paint or lead pipes.
✔ Risk Identification & Analysis – Using the collected data, we provide a detailed assessment of lead hazards present in the property, distinguishing between intact lead-based paint and deteriorated surfaces that pose an immediate risk.
✔ Compliance & Regulatory Guidance – Our assessments align with HUD, EPA, and NYC Local Law 31 regulations, ensuring property owners understand their obligations and avoid potential penalties.
✔ Comprehensive Risk Assessment Report – After our evaluation, we provide a detailed, easy-to-understand report outlining:
-
Identified lead hazards
-
Laboratory test results
-
Risk level assessments
